This policy sets out what you may and may not do on HomeLands. It applies to everyone who uses the platform: buyers and renters, property owners, agents listing on behalf of an owner, and anyone browsing the website or the mobile app. It forms part of our Terms of Service, and breaking it can cost you your listings, your payouts, or your account.
Who may list a property
You may list a property on HomeLands only if you are the legal owner of it, or you hold a valid written mandate from the owner to market and sell or let it. Before your first listing is published you must complete identity verification, and every listing must carry the title documents we require for that property type. Those documents are reviewed by a qualified legal reviewer before the listing goes live.
By listing on HomeLands you confirm that:
- The property exists, is real, and is at the location shown on the map.
- Every document you upload is genuine, current, and lawfully yours to share.
- The price, size, condition, photographs, and description are accurate and describe the property as it is today.
- The property is actually available. You must mark a listing as sold, rented, or paused as soon as it stops being available.
- You have the right to use every photograph, plan, and render you upload, and any computer-generated image of an unbuilt property is clearly presented as such.
What is prohibited
You must not:
- Submit forged, altered, expired, or fraudulently obtained title documents, identity documents, or company records.
- List a property you do not own and have no mandate to market, or list the same property multiple times to occupy more of the feed.
- Advertise a property at a price you do not intend to honour, or use a listing to attract enquiries for a different property.
- Impersonate another person, business, or agency, or create an account using someone else's identity.
- Use HomeLands to launder money, to move the proceeds of crime, or to disguise the true source or ownership of funds.
- Ask a buyer or renter to pay into a personal bank account, a cryptocurrency wallet, or any channel outside the app, or split a payment into smaller amounts to avoid our checks.
- Take a transaction off the platform to avoid commission after being introduced to the other party through HomeLands.
- Refuse or discourage a prospective buyer or tenant on the basis of ethnicity, state of origin, religion, gender, disability, or any other protected characteristic.
- Harass, threaten, defraud, or abuse another user, or contact them for anything other than the property they enquired about.
- Spam other users, scrape or bulk-download listings and user data, or attempt to gain unauthorised access to any part of our systems.
- Record a video viewing call, or share what happens on one, without the consent of everyone on the call.
- Upload malware, unlawful content, or content you have no right to publish.
Payments and payouts
Payments made through HomeLands are processed by Paystack. Pay through the app so that your payment is recorded, protected, and traceable. If anyone asks you to pay them directly for a property you found on HomeLands, do not pay, and report it to us immediately.
Owners can only be paid into a Nigerian bank account held in their own name. We confirm the account holder's name with the bank and check it against the identity we verified, and we will decline an account that belongs to someone else. Where an owner is a registered company, we can pay into the company account after reviewing the CAC registration and director details. Providing a third party's account to receive payouts is a serious breach of this policy.
Anti-money laundering
HomeLands operates in a regulated sector. We verify the identity of every person who lists a property, verify title documents before publication, keep records of the transactions we facilitate, and monitor for unusual activity. We may ask you for further information about the source of funds or the ownership of a property, and we may pause a listing or a payout while we do so. We report suspicious transactions to the relevant Nigerian authorities in line with our obligations under anti-money laundering and counter-terrorism financing law, and we may be prevented by law from telling you when we do.
How we enforce this policy
Depending on how serious the breach is, and whether it has happened before, we may:
- Ask you to correct a listing, or remove it from public view.
- Reject a listing at review and require new documents.
- Pause payouts to an account while we investigate.
- Suspend or permanently close an account.
- Retain commission that has fallen due, and pursue amounts owed to us or to another user.
- Report the matter to the police, the EFCC, SCUML, or another competent authority, and cooperate fully with their investigation and with our payment provider.
Where a breach is not serious and can be put right, we will normally tell you what is wrong and give you a chance to fix it first. Where it involves fraud, forged documents, or a risk to another user, we act immediately and without notice.
Reporting content that infringes your rights
Property photographs, floor plans, and listing copy belong to whoever created them. If content on HomeLands infringes your copyright, trademark, or other rights, email [email protected] with the subject "Infringement" and include:
- A link to the listing and the specific content complained of.
- What right you hold and evidence of it, for example the original photograph file, the date it was taken, or your trademark registration.
- Your name and contact details.
- A statement that you believe in good faith that the use is not authorised, and that the information you have given is accurate.
We acknowledge within 2 business days. Where a complaint is clear we remove or restrict the content, usually within 5 business days, and tell the user who posted it so they can respond. Where the position is disputed we may restrict the content while the parties resolve it between themselves. Accounts that repeatedly infringe are closed.
Reporting a problem
If you see a listing, a message, or a payment request that breaks this policy, email [email protected] with the listing or booking reference and any screenshots you have. We acknowledge reports within 2 business days and prioritise anything involving suspected fraud. You will not be penalised for reporting a concern in good faith.
If you think we got it wrong
If we remove a listing, restrict a payout, or close an account and you believe the decision was a mistake, email [email protected] with the subject "Appeal" and tell us what you think we missed. A different member of the team reviews the decision, and we respond within 10 business days. If we were wrong we reinstate the listing or the account and say so.
Changes to this policy
We may update this policy as the platform changes or as our regulatory obligations change. When we do, we will update the date above and, for material changes, notify you in the app.
